Pool House Report - Insurance Proceeds vs. Project Expenses - May 20, 2026
reimbursements and project-to-date expenses was presented and explained, in detail.
For the last 2 years a summary of the insurance proceeds & expenses were presented at each
Board meeting. For the most part, the summary mainly consisted of mundane, recurring
expenses such as temporary power, fencing & temporary toilets with the exception of a few
major expenditures for demolition, architectural fees, a down payment to the contractor and
clean-up/repair costs from the fire.
With the rebuild imminent, it is appropriate to begin expanding the report to include
construction costs along with items outside of the construction contract such as landscaping,
signage, new pool fencing, etc. Accordingly, this report will be published to our website on a
monthly basis for your reference.

Pool House Update 14 - May 5, 2026
The POA Board would like to share with the Lockwood Folly community that a building permit
has been issued for construction of the pool house. We are excited to have reached this
point, and are determined to provide the neighborhood with a new structure that will
improve our amenities and be utilized for many years to come.
Pinnacle Southeast Contracting Group will start preparing the site soon. We would like to
remind everyone that access to the site is limited to the construction team and a few
residents who are serving on a review committee. Please do not enter the site at any time,
even when no activity is taking place. Your cooperation is appreciated.
The pool will remain open, however there may be some days where access on the sidewalk is
limited and may require you to proceed around the clubhouse by the practice green. We will
make announcements ahead of time to advise of any restrictions.
We hope everyone is excited to use our new gym, kitchen, multi purpose room, and balconies
that overlook the intracoastal and 18th green. And let’s not forget the expanded parking area
for golf carts!

Pool House Update 13 - August 8, 2025
As most of our residents can visually observe, Lockwood Folly is experiencing a substantial
increase in home building and house sales. This brings new homeowners and therefore a wider
variety of needs and services within our community. The POA board is committed to ensuring
our entire population has the amenities they desired when moving here, and we strive to
maintain the outstanding condition of our neighborhood.
We will experience a new landscape around the clubhouse and pool in the coming months. A
portion of the bulkhead behind the pool will be replaced, and the pool house construction will
begin once the building permit is obtained from the county.
The 30-year-old structure, which provided a space for numerous events and many enjoyable
moments, will be replaced by a facility that will meet the needs for the future. With a larger
exercise room on the ground floor and a multipurpose room upstairs, there will be more
opportunities to mingle with your friends and neighbors. In addition to a kitchen on the second
floor, there is an outdoor porch overlooking the pool and 18th green. The views from there will
be spectacular, and will provide a gathering place to make new memories.
Please exercise caution and patience during this coming year as we all endure the growth and
development. If you have concerns, do not hesitate to reach out to your board, including our
new members, Laura Botto and Stan Nessing. Please welcome them and thank them for
volunteering to serve Lockwood Folly.

Pool House Update 12 - February 3, 2025
The first agenda item at all monthly board meetings since April 2024 is information regarding the status of the rebuilding of the pool house. The minutes are then posted on the LF website so every resident can review the statements provided by board members.
Following the January meeting the board met with two of the three contractors that submitted the lowest bids for rebuilding the structure. Prior to our gathering next month we would like to share some additional detail of our discussions with both groups.
Board members listened to the contractors who explained the costs associated with their bids. There were also suggestions provided regarding the design, construction materials and further action required from the architect. We are also discussing options which could provide a reduction in the project’s final price.
This endeavor to provide a pool house that is functional, aesthetically pleasing and soundly constructed has taken longer than we anticipated. However, the board wants to ensure we provide the residents of Lockwood Folly with a building which adds to our already excellent amenities and increases the values of our properties.

Pool House Update 11 - October 11, 2024
The second week of October the POA Board was able to review current architectural drawings of the new pool house. The product provided was a compilation of numerous other drawings, committee input, and conversations with the architect. The end result is we have structure that includes an attractive exterior and functional interior. The building also takes full advantage of the views of the waterways surrounding our Lockwood Folly property.
A small group of residents provided input to the POA Board which led to some design changes and future issues that need to be considered. This entire process has been a challenge so the Board is grateful for those that have contributed to ensuring the community receives a building everyone is proud of.
The board is speaking with various builders and hopes to start obtaining bids once the final mechanical, electrical, and structural drawings are received.

Pool House Community Survey Results - September 17, 2024
Pool House Update 10 - July 30, 2024
The POA Board conducted interviews with three different architects, and following much discussion we selected Jim Goodwin as the primary designer of our new pool house. Jim has over forty years of experience, both in developing commercial and residential properties. In addition, he is a resident of Lockwood Folly and assisted in the opening of the pool by inspecting and reviewing portions of the pool deck to ensure it was not structurally compromised.
On Thursday July 24 the POA Board met with Jim to specifically focus on the exterior and interior design of the pool house. Jim provided guidance to the board members on information he received from county officials, and the board shared with him some concepts and ideas of our vision for the building. Once we have a design, the board will contact various construction firms in the area to solicit bids for the project. Our goal is to commence construction once the pool closes for the season.

Pool House Update 9 – May 21, 2024
The POA Board met on Monday, May 20th to update progress on the recovery of the pool house.
Jim Goodwin, an experienced architect and builder who lives in our community, joined the Board for our meeting. Jim has assisted the Board in developing a complete plan for the project.
The Board reviewed the plan that would allow for the removal of the pool house debris in such a manner that the integrity of the pool and pool deck will remain intact.
When Brunswick County issues the demolition permit, the plan will be executed. It requires an additional contractor to supply masonry services to cut a portion of the block wall between the pool house and the pool. At that point, all the debris will be removed.
As we look beyond demolition towards the rebuilding process, we are developing a survey that will be sent to all property owners that asks for your input regarding the new building. Additionally, we are developing a list of architects and builders that will be reviewed for use in the reconstruction process.
We are continuing with efforts to re-open the pool. Some of the actions that need to occur are to supply temporary power to the pump room, repair to the pool deck where it was damaged by the fire, install fencing between the pool and the pool house, and lastly, do the final pool cleaning before it is filled with water.
When the pool is ready, a Brunswick County inspection will be required to approve re-opening. Due to some unknowns, the exact timing of re-opening the pool is difficult to predict. However, the goal of having it open before July 4th is realistic.

Pool House Update 8 – May 7, 2024
The POA Board met on Monday, May 6th to update progress on the recovery of the pool house. The insurance check is expected this week. This will ensure the funds required to proceed are available when needed.
The debris removal work is presently waiting for Brunswick County permits. There is some new information concerning the separation of the pool house structure from the pool supports that needs further evaluation before the work can begin. The pool cleaning has been completed and the necessary repairs are being worked. Based on the slow progress of the overall project and the timeframe needed to acquire permits, a pool opening, if possible, will not likely occur until sometime in June.

Pool House Update 7– May 2, 2024
The POA Board met on Monday, April 29th to update progress on the recovery of the pool house.
The insurance process continues to move along smoothly. We will soon be receiving the full value of our policy plus escalation costs. It is too early to be sure, but it appears that this will be adequate to rebuild the pool house similar to its original design.
The debris removal contracted has been approved and was awarded to Bill Bellamy & Sons. We are still waiting for Brunswick County permits to allow us to start the work.
The pool evaluation continues. There was a previously identified repair needed to level areas of the pool deck that was completed this week. We still have a large number of punch list items that must be finished in order to re-open the pool.

Donation for Firefighters – April 29, 2024
In true Lockwood fashion you have come through for the firefighters. At times we take them for granted but when it counts they will be there to help and take care of things. As witnessed by their response to our recent Pool House fire they are dedicated men and women devoted to putting their lives on the line for us.
We collected $732 for the firefighters. The money collected will be converted into gift cards for food and beverages at a local supermarket.
I’m sure I speak for the firefighters when I say “Thank You” for your generosity and caring.

Pool House Update 6 – April 24, 2024
The POA Board met on Monday, April 22nd, to update progress on the recovery of the pool house.
The Board finalized the review of six bids to tear down and remove the remains of the pool house. The work includes returning the site to a buildable condition. A contractor was selected and voted on by the Board to perform the work. The name will be announced when all contracts are signed and finalized. The Board also selected a contractor to install temporary power to the site.
We worked on requirements needed to support the contractors’ activities such as traffic control, truck routes, and site supervision. It appears that a portion of the east side of the parking lot will need to be closed during work periods.
An update on the status of the pool was discussed. The good news is the pool structure including the pumps, piping, and most of the deck appears undamaged. The north side closest to the building did suffer some damage to the deck, deck drains, and pool skimmers. Additional evaluations of the pool condition and required repairs are needed to determine the possibility of re-opening the pool for the upcoming summer season.
The Board continues to appreciate the community assistance that has been provided, as well as the continued offers of help as we navigate through this challenging project.

Pool House Update 5 – April 16, 2024
The POA Board met on Monday, April 15th to update progress on the recovery of the pool house.
Our coordination with the insurance company continues to move smoothly. Their replacement cost estimate is complete and appears to indicate we will receive ample funds to rebuild the structure.
We now have four bids and expect a fifth this week for demolition. The bids entail cost estimates for tearing down the remaining structure and returning the site to a buildable condition. We started preliminary review of the four bids and will meet again shortly to select the best option for demolition.
We approved funds to add new cameras to the east side of the clubhouse. These cameras will allow us to monitor work on the pool house and observe the pool area.
We also discussed replacement plans for the pool house which include methods to get community input on the design and features of the new building. These discussions will continue and we will notify property owners as we finalize a plan to acquire input.
The Board has heard rumors that a committee has been formed to redesign the pool house. The POA Board has not authorized any such committee and only the Board can do so.

Pool House Update 4 – April 9, 2024
The POA Board met on Monday April 8th to discuss the project status and plans to proceed with pool house replacement and pool re-opening.
Key factors are as follows:
1) The insurance company has released the building for deconstruction/demolition. They have not completed their cost estimate and replacement calculation which will determine the amount of our initial check for demolition and reconstruction.
2) We are expecting as many as four bids to demolish the present structure. Some are due this week. Work is in progress to obtain temporary electrical power which will be needed to rebuild the pool house and run the pool pumps.
3) The pool has been drained and preparations are being made to clean the bottom and sides. Once completed a further assessment of the pool condition will be made. We continue to work toward an optimistic goal to open the pool in a timely manner.
4) We are in the early stages of searching for potential architects and builders for the new pool house.
The area around the pool house will continue to have increased activity. We remind you to stay clear of construction activities and vehicles.
We have had a number of community members ask how they could show their support for the many outstanding fire departments that came to our aid. We will be setting up a collection opportunity for the community and more information will be shared soon. The plan is to get Food Lion Gift Certificates for them in support of their meal programs.

Pool House Update 3 – April 2, 2024
The POA Board met on Monday, April 1st to discuss the continued recovery from the pool house fire. The meeting consisted of two parts. The first part was a meeting and informative discussion with the insurance adjuster from Cincinnati Insurance, who holds our policy. And during the second part, the Board outlined our next course of action.
The insurance adjuster was on site doing a review of the destruction caused by the fire. The agent was very informative and gave the board an idea of what to expect from the insurance company. Their investigation should be complete in a week or so, and then they will release the pool house building for demolition. Also, in the same timeframe, their estimate to rebuild should be complete and we will then receive our first loss payment. There will be additional payments as financial costs become available.
After the insurance adjuster left, the board met to determine our next actions. Major activities were broken down into four action categories.
- Tear down building and debris removal – This entails finding contractors and getting bids for work completion. Board Director Daryl Whisenant will be the project lead.
- Architectural/Construction Process – This will start the process of building redesign, drawings and construction. Board Director Robert Hurley will be the project lead.
- Pool Recovery – This action will include determination of the pool condition and actions to re-open the pool as soon as practically possible. Board Director Judy Antisell will be the project lead.
- Insurance & Financial Tracking – This includes continued follow-up with insurance activities and setting up systems to track associated costs going forward. Board Member Mike Collins will be the project lead.
In conclusion, the POA Board is working to do as much in parallel as possible to minimize the time to re-open the pool and rebuild the pool house. We ask that everyone adhere to the safety elements that are being put into place and do not attempt to enter the building or surrounding areas defined by the safety fence. The fence and other precautions are in place for everyone’s protection.
As the tasks we mentioned become better defined, we will be looking for additional support from our community members who have valuable expertise in the needed disciplines.

Pool House Update 2 – March 26, 2024
The POA Board of Directors met again on Monday, March 25th to continue the discussion on how to move forward with our next steps regarding the pool house. At the meeting, much of the conversation was centered on how we must proceed in accordance with our insurance guidelines. In a situation such as this, the steps and actions we will be taking initially are driven by the insurance company.
Mike Collins, POA Board Treasurer, is our lead interface with the insurance company. He shared with the Board that we have an insurance claims specialist, claims adjuster, and their investigation team working on our issue. We have been told their staff will be on site no later than Monday, April 1st, but perhaps sooner. It is imperative that we do not interfere or try to access the pool house site for any reason until the insurance company has assessed the scene.
At this point, the insurance company has authorized us to take certain actions. We will be erecting a safety fence around the perimeter of the location. Board Directors Mike Whitwam and Jeff Horkey will lead this effort. We have also received approval from the insurance company to pursue remedies to dispose of the pool water. Board Director Judy Antisell will lead this project.
For security and safety purposes, we will be adding more security cameras at the clubhouse and parking lot to allow for more coverage of the pool house and surrounding areas.
It may appear that the process is moving slowly, however, it is necessary to work in a methodical manner to ensure that we achieve the best outcome possible for our community. As we get more approvals from the insurance company, more progress will be made. Your POA Board is committed to keeping our community updated throughout this process.

Pool House Fire - March 23, 2024
During the night the Pool house caught fire. A resident was walking in the area around 5:00 am and called the fire department. By the time the fire department arrived, the interior was engulfed in flames. The Poolhouse building appears to be a total loss. At this point, the cause of the fire is unknown although there were severe storms in the area in the early morning hours.
The building and surrounding area has been roped off so that no one enters the building. It is very important no one enter the area. The location is not safe and we do not want anyone to get hurt.
Until further notice, the pool area will also be closed.
We know this is a significant loss to our community as the Poolhouse has been the hub of many gatherings and events. The POA Board will be assessing the situation and develop a plan to move forward. Updates will follow when more information is available.
